GILLING CASTLE

Later Living Development within Grade I Castle Setting & AONB

SUMMARY

Landscape-led later living development of 14 dwellings and wellness centre within the grounds of a Grade II Registered Park & Garden, requiring full LVIA with heritage setting chapter, Landscape Capacity Study to justify development location, and coordinated BNG strategy—all within the setting of a Grade I listed castle and AONB designation.

KEY OUTCOMES

  • Consent secured with conditions for high-sensitivity scheme navigating AONB, RPG and Grade I setting constraints

  • Heritage setting assessment demonstrated development peripheral to principal designed views, with beneficial effects from removal of C20th detractors (tennis courts, floodlit sports pitch, classroom blocks)

  • Landscape Capacity Study established evidence base for siting development within low-susceptibility zone of RPG, protecting exceptionally significant designed views along The Avenue

  • Coordinated heritage evidence with specialist consultants achieving "less than substantial harm" weighted towards lower end of scale

  • Design storyboards demonstrated response to Historic England GPA3 guidance, informing hamlet-style layout with ha-ha, walled garden, and woodland edge integration

  • LVIA concluded Minor Beneficial effects at Year 1 increasing to Moderate Beneficial at Year 15
